If you own property in Dubai, your ownership may provide a route to UAE residence. The right option depends on the qualifying property value, your ownership share, any financing arrangements and, for retirement residence, your age. Understanding these factors helps you choose the appropriate application before you start collecting documents.

The three options covered here are the 10-year Property Investor Golden Visa, the 5-year Retirement Residence Visa and the 2-year Property Owner Residence Visa. Each has its own requirements. Property ownership alone does not guarantee approval.

These are starting points for an assessment. Property registration, financing, medical fitness, insurance and immigration requirements also need to be checked for the selected category.

The 10 year Property Investor Golden Visa

Dubai property investors with qualifying ownership worth at least AED 2 million may apply for a renewable 10-year Golden Residence. One or more qualifying properties can be considered, subject to the applicable ownership and documentation requirements.

The assessment should establish the value accepted for your application and the ownership registered in your name. If the application relies on a current valuation rather than the amount recorded on the Title Deed, the accepted valuation evidence should be confirmed before proceeding.

Joint ownership needs particular attention. Each person applying as a main applicant should have their own qualifying interest assessed against the Golden Visa requirements. Where one spouse qualifies, family sponsorship may be an option for the other spouse, subject to immigration approval.

The 5 year Retirement Residence Visa

For eligible property owners aged 55 or over, the retirement route offers a renewable 5-year residence option. Under the property route, qualifying Dubai real estate worth at least AED 1 million may be considered, subject to the current retirement residence requirements.

A review should cover the applicant's age, registered ownership, accepted property value and any mortgage. Jointly owned or financed properties require additional assessment. Confirm the applicable retirement criteria before committing to an application.

The 2 year Property Owner Residence Visa

The 2-year property residence route can be relevant to owners whose circumstances suit a shorter residence category. Dubai Land Department's published Taskeen terms distinguish between individual ownership and joint ownership.

A sole owner may apply regardless of the property value. For a jointly owned property, the applicant's ownership share must be worth at least AED 400,000. The registered share matters when assessing a joint owner's application.

For example, a 50% share of a property valued at AED 800,000 equals AED 400,000. This illustrates the share calculation only; acceptance of the value, ownership documents and the application remains subject to the authorities.

How mortgages and joint ownership affect the application

A mortgaged property needs a financing review alongside the residence assessment. The documents may include a bank No Objection Certificate, a mortgage statement showing the amount paid and the outstanding balance, or a developer statement of account for a financed purchase. Any minimum paid amount and property valuation requirements must be confirmed for the chosen route.

For shared ownership, start with the names and shares recorded on the Title Deed. A property's total value should not be treated as the value owned by every co-owner. For spouses, the review should also establish whether both will apply independently or whether one will sponsor the other. An attested marriage certificate may be required.

Documents to prepare

The final checklist depends on the residence category and your circumstances. Common documents include:

·         A valid passport, including the passport cover where requested, and a recent photograph.

·         The Dubai Title Deed or electronic Certificate of Title.

·         Your existing Emirates ID, residence permit or entry permit, if applicable.

·         Health insurance and medical fitness documents where required.

·         Bank NOC, mortgage records or developer payment statements for financed properties.

·         An accepted property valuation certificate where required.

·         A Good Conduct Certificate where required for the selected route.

·         Attested marriage and birth certificates for eligible family applications.

What happens during the application

1.    Eligibility review. We assess the property, ownership share, financing and applicant profile to identify the relevant residence category.

Family sponsorship and planning your timeline

Eligible property residence holders may be able to sponsor family members. The permitted dependants, supporting documents and residence periods depend on the sponsor's category and family circumstances. Review spouse, child and parent applications separately before making travel or relocation arrangements.

Processing time depends on the completeness of the file, property status, medical and biometric appointments, and government checks. Applications involving shared ownership, financing or valuation evidence may require more preparation. Costs should also be confirmed for the actual case, including government procedures, identification, insurance and any dependent applications. A property value threshold is not the application fee.
